Hiring for mold in Fort Bend County
A mold assessment consultant finds where mold is growing and where the moisture is coming from, and writes the remediation protocol; a mold remediation contractor removes or treats it. Texas law bars a license holder from doing both on the same project, so you hire an assessor first and a separate remediator second.
Whoever you hire, fix the moisture source first. EPA puts it simply: the key to mold control is moisture control. Get 2–3 written quotes, check each license on TDLR License Search, and keep photos, reports, invoices and the Certificate of Mold Damage Remediation together.
Frequently asked questions
How do I check that a Fort Bend County mold assessor or remediator is licensed?
Search the name or license number on TDLR License Search. Texas mold license numbers start with MAC (assessment consultant), MRC (remediation contractor), ACO (assessment company) or RCO (remediation company). Look for a current status and expiration date. See how to verify a Texas mold license.
What is the difference between mold assessment and mold remediation?
A licensed mold assessment consultant inspects, samples where useful and writes the remediation protocol. A licensed mold remediation contractor removes, cleans or treats the mold following that protocol. Texas law says one license holder may not do both on the same project. Read our assessment vs. remediation guide.
Do I need a licensed company for a small patch of mold?
Often not. TDLR says that in most cases visible mold of less than 25 contiguous square feet can be cleaned up by people who are not licensed. Larger areas generally need licensed assessment and remediation, with exemptions for some owners and small landlords. If you do hire a licensed remediator, they must follow the rules whatever the size.
Should I fix the leak before mold remediation?
Yes, the moisture source has to be fixed or the mold can return. EPA says you must clean up the mold and fix the water problem, and recommends drying water-damaged areas and items within 24–48 hours to prevent mold growth. See mold after water damage.
What paperwork should I get?
Before work starts, a licensed remediator should give you TDLR's Consumer Mold Information Sheet. You should get the assessor's written protocol, the remediator's work plan and contract, and, once the project passes, a Certificate of Mold Damage Remediation (TDI form MDR-1). Keep it: it matters for insurance and if you sell the home.
